Dublin New Build Homes
Making the decision to purchase a new home can be one of the most significant of your life, therefore it is critical that you get it right, not only for yourself but also for your family. Even if you’ve been a homeowner for a while or have been renting, L&D Eco Building Ltd is here to help you make the move to a new-build home.
There are numerous reasons to switch to a new-build home, but one of the best is the excitement of moving to a new area with new landscaping and current roads, as well as the perks of having a brand new home.
Your new home will allow you to be the first owner, eliminating the need to support a buying chain and wait for the previous owner to sell and move out. Owning a new home is like making a new beginning in your life. You can make your own stamp on your house without having to first erase the previous owner’s style and décor. You will never have the impression that you are moving into someone else’s home.
The problem with living in older homes is that they require a lot of maintenance and upkeep. Keeping up with the extra work while also attempting to combine your career and family life may be costly and time-consuming. A new-build property can provide you with a trouble-free solution because it will be built to the highest standards and will include the most energy-efficient heating system available, as well as brand new double glazing and loft insulation.
When you buy from L&D Eco Building Ltd, you can choose from one of our brand new, ready-to-move-in homes, or you can choose one of our new housing developments with an off-plan property purchase. We will keep you updated on every stage of your build as it nears completion, and you will have the opportunity to collaborate with our expert builders on decisions about fixtures and fittings, so that when your new home is ready, it will instantly feel more like your own place with your choice of kitchen surfaces and flooring.
Why Are New Homes So Popular?
A new-build home also provides a total change of landscape. Perhaps your previous neighbourhood is no longer what it once was. It’s possible that the neighbourhood has become rundown, or that a change in employment or vocation has resulted in a considerably lengthier commute to work. A new location and neighbourhood can provide a new perspective on life as well as the opportunity to develop a new feeling of community with your new neighbours.
A new-build home is ideal for when the children have left the nest and you want to downsize to a smaller, easier-to-manage property with a smaller garden, with significantly less anxiety about maintenance, DIY, and odd-jobs eating up all of your spare time. Having a modern new home means having more free time to pursue your favourite hobbies or pastimes, or maybe attempt something new that you’ve wanted to do for a few years!
Whatever your reason for deciding to buy a new-build home, your decision will allow you to create the warm and welcoming home you have always desired. Some people will bring furniture and things from their previous home, while others will start from scratch because a new home allows you to start over. With a new house, you have the opportunity to entirely renovate your home, which is frequently far less expensive than attempting to do the same with an older property.

Buying a home from L&D Eco Building Ltd is a unique experience, and we’re here to guide you through every step of the process as you select your new home.
Determine whether you are prepared to purchase a house.
This is a crucial step to do before proceeding with the rest of the process. Whether you’re wanting to expand into a more comfortable family home or are considering buying your first city apartment, it’s critical that you’re prepared.
This entails knowing how much you can afford as well as having the time and dedication to go through the house-buying process, which can take several months.
Make a budget.
Setting a budget is vital so you know what houses are available to you; it’s devastating to fall in love with a house you can’t afford! As with any property purchase, unless you have the entire sum in cash, you’ll need some finances for a deposit and the capacity to obtain a mortgage for the remainder. You’ll also need to pay a reservation fee to secure your preferred home (more details on this in step 5).
Knowing the size of the mortgage you can acquire is an important element of deciding on your budget. You should do plenty of research with a variety of different providers beforehand so you know about what you can afford, including making sure your credit score is in good standing. Use our Mortgage Payment Calculator to quickly see how much you could be able to afford.
If this is your first time buying a home, you may be eligible for Help to Buy. This scheme is intended for new-build homes, with the goal of lowering the cost of a deposit.
A mortgage broker or financial advisor (IFA) can assist you in this regard because they will shop around for the greatest rate.
Select a location.
You’ll probably already know where you want to live, but it’s a good idea to do as much research as possible into the specific areas you’re interested in. Make a list of the towns or city boroughs that appeal to you, as well as the amenities they offer, such as public transportation, nearby shopping and entertainment, or schools if you have children.
If you like a place but aren’t familiar with it, plan a visit or two to get a sense of the ambiance and local companies so you can decide if it’s a good fit for you. You can also speak with one of our Sales Consultants, who will be able to provide you with a wealth of information on the area’s facilities, transportation links, green space and leisure, entertainment, and schools.
We carefully select our development sites after conducting extensive study on the surrounding area and what it has to offer prospective homeowners.
Choose your ideal home.
The most exciting part of the adventure (so far) has arrived: selecting your new home in the ideal location. This stage of the process is about ensuring that a house matches your needs, whether it’s the number of bedrooms, the amount of space for entertaining, or a breathtaking view.
Arrange visits to the Showhome or Sales and Marketing Suite of your preferred development to get a sense of what the development will be like. In some circumstances, the development may still be under construction, so a visit will provide you with an excellent sense of the specifications and sizes. You may also be able to select your fixtures and fittings, such as bathrooms and kitchens, as well as any other finishing touches available, allowing you to begin making it your home right away.
Make a reservation for your home
When you’ve decided on your ideal development and your ideal home, it’s time to sign a reservation agreement. This includes a reservation fee to secure your home, which varies based on the size and price of your preferred home.
At this time, you should also select an independent competent legal advisor to represent your interests throughout the remainder of the process and handle all legal requirements. Once you’ve hired a lawyer, you can educate them about the reservation time, which is usually up to 21 days depending on the state of construction. You will proceed to exchange at the end of this term, therefore it is a crucial factor if you are selling your current property.
You should also notify your solicitor if you are selling your present house so that they can arrange for the title deeds, which can take up to three weeks to obtain.
Make your mortgage arrangements.
Now that you’ve reserved your home, you’ll need to apply for a mortgage (unless you’re paying cash). Hopefully, you’ve already made some headway in selecting a provider and are now ready to apply.
When you receive your mortgage offer, you must sign it and return it to your lender, as well as notify your legal counsel that you have accepted it.
Contracts of exchange
Exchanging contracts is a significant milestone in any property purchase because it signifies the transaction is legally binding and the next step is moving in! There are a few critical steps you must take at this point in the process:
You’ll need to agree with your Sales Consultant on how you’ll pay the deposit (which is usually 10% of the purchase price) as well as how you’ll pay the remaining balance upon completion (e.g. through your mortgage).
The buyer and seller are now legally bound by the terms of the contract. When the exchange is finished and everything is signed, you’ll be presented to your Customer Relations Team, who will be your dedicated point of contact from here until everything is finished. This is also the period when you and your legal counsel will agree on a completion date, which is normally depending on the stage of construction of the property. This is the date you’ll be moving in!
Getting ready to relocate
With the exception of a few last checks, the legal side of the process is complete, and your new home is ready for you; now comes the business of relocating. This can be a stressful task, but there is also the satisfaction of inventorying your possessions and the enjoyment of organising the rooms in your new home and determining where everything will go.
You could rent a vehicle to make the move yourself, but be prepared to put in a lot of time and effort! Hiring a removals firm may be a preferable alternative, particularly if you are moving a complete house’s worth of furniture and goods. Find some trustworthy removal firms and get some quotations before deciding who to use. Find out exactly what is included in the estimate, such as packing boxes, whether the removal company will pack/unpack them, insurance, and so forth.
You may also need to arrange storage facilities if you don’t want to transfer everything into your new house right once. If you wish to have a clear-out while packing (always a good idea! ), it may be useful to hire a skip.
Last-minute preparations
Moving involves notifying a slew of businesses and individuals about your new address, from your bank to your internet home provider. You should begin this procedure as soon as the contracts are signed and you know when you will be moving in, especially for utilities like power, water, and broadband. Also, notify the Royal Mail to forward any mail that is still being sent to your former address.
Make final preparations with your removals company for the actual move, including parking for unloading at your new home. Please contact your development team to ensure that parking for removals lorries is available on moving day.
Remember to cancel any usual deliveries, such as newspapers or milk, and make arrangements to disconnect utilities and appliances as needed. You should also plan for the transportation of any pets and prepare your new home for their safe introduction.
Clean your previous house the day before moving, empty and defrost fridges and freezers, and remove any fixtures and fittings that will accompany you when you move. It’s also a good idea to consider accessing essentials such as clothing, toiletries, and food during the transfer by packing a separate overnight bag.
Moving into your new home
Congratulations! The big day has arrived, and it’s time to settle into your new home!
By this stage, you should have confirmed with your Customer Relations Team when your new home will be available, which is usually in the afternoon of the completion day once finances have cleared.
Check with your Customer Service Team to ensure that the deeds have been exchanged and the purchase balance has been paid, completing all legal formalities.
Remember to switch off everything when you leave your previous house, including the central heating and water, and take metre readings.
When you arrive, you’ll meet with a member of the Customer Service Team to get the keys to your new L&D Eco Building Ltd home. They will tour you around the home, demonstrate how appliances function, and you will be able to begin moving in and making the home your own.
